Minimum Standards

In Victoria, Australia, the legislation that dictates the rental minimum standards for residential properties is the . Amendments to this Act, which came into effect on July 1, 2020, introduced specific minimum standards that rental properties must meet. These standards cover various aspects such as:

 

  • Condition of the property: Ensuring that the property is in good repair and is structurally sound.

  • Safety: Compliance with safety standards, including functioning smoke alarms and secure windows and doors.

  • Amenity: Properties must provide adequate natural light, ventilation, and heating or cooling.

  • Maintenance: Landlords are required to maintain the property and its fixtures.

 

These regulations aim to ensure that all rental properties provide a safe and liveable environment for tenants. Re-define Real Estate will complete a minimum standards inspection on your behalf.

Safety Compliance

Under the amendments to the Residential Tenancies Act 1997, rental providers (landlords) are required to provide updated compliance certificates for electrical and gas appliances every two years. Additionally, annual smoke alarm inspections are mandatory.

 

Re-Define Real Estate guarantees that all these safety requirements will be met on time as they become due. Please note, these inspections must be carried out by a licensed service provider and cannot be performed by your agent.

On time lease Renewals

At Re-Define Real Estate, we ensure full compliance with the Residential Tenancies Act 1997 regarding lease renewals and changes. Whether it's a rental increase, termination, or the sale of your property, we guarantee that all legally required notices will be sent to your tenants within the prescribed time frame.

Condition Reports

In accordance with Section 35 of the Residential Tenancies Act 1997, every security deposit (bond) must be accompanied by a detailed condition report. At Re-Define Real Estate, we ensure that every new tenant receives a thorough condition report, meeting all legal requirements and providing peace of mind for both landlords and tenants.

Routine Inspections

At Re-Define Real Estate, we understand that maintaining your investment requires more than just placing a tenant. People's circumstances can change, and some may be new to living independently. That’s why we commit to inspecting your property every six months. After each inspection, you’ll receive a detailed report on the property’s condition, highlighting any maintenance needs and offering recommendations.

 

If we find that the tenant is not properly caring for the property, we will issue a formal breach notice and conduct a follow-up inspection after 14 days to ensure compliance.

Immediate disbursement of rent

To support your cash flow and assist with mortgage repayments, Re-Define Real Estate guarantees to disburse your rental income within 48 hours of it clearing in our account. If requested, we can also manage and pay your outgoing expenses on your behalf. Please note, however, that public holidays and weekends may cause slight delays in the clearing of funds.
